Your Listing Is Kona Homes' Priority

What Do Sellers Want?

To Know What Their Property Worth!

In today's market, values can change on a dime. Between July 2023 and November 2023 the comps on one house jumped over $400,000. Seasoned Brokers across Kona agree that pricing a new listing correctly is our biggest challenge. Here are some of the tools we can make available to you.

GOOD
1. A PRIVATE PORTAL ACCOUNT this DYI implement helps you find the answer to that burning question on your own. Portals are MLS feeds supplying up to the minute information about the valuable, difficult to find SOLD data on nearby real estate transactions! The key to knowing what your property is worth is NOT your neighbor's asking price, it is the CLOSED price. Let us create a custom portal for you.

BETTER
2. A SELLER'S REALTOR PROPERTY REPORT provides a computer generated RANGE OF VALUES based on data from both listed and unlisted property sales after real time agent adjustments. It uses historical data provided by Census, MLS and Tax Records. It puts your home's data side by side with similar property that recently sold to help REFINE YOUR VALUE. It even provides an ESTIMATED NET TO THE SELLER. This program can only be accessed by professional Realtors. We can create a Report for you.

BEST
3. A PROFESSIONAL ANALYSIS of your property is available through Kona Homes. Nothing comes as close to the accurate price range as our local experienced agents provide after an in-depth study of your specific home. We have decades of real estate experience to refine your estimate. We are out there looking at homes as they come on the market, so we know how they compare to yours.

THE WORST

4.  AN ON-LINE ESTIMATE provided by Zillow for a house we sold recently was almost $1M below the final sale price. Zillow, Homes.com, Realtor.com or any of the websites designed to capture Buyer and Seller leads use  “Algorithm” driven estimates. Your home or condo is not a Cookie Cutter Copy of any other property, not even the house next door.

Let's Discuss Improvements Before You Call a Contractor!

Kitchens and Bathrooms Sell Homes

Everyone likes a nice kitchen. Serious cooks may only be interested in a chief's kitchen with gas stove and ovens.  Other Buyers are looking for a large kitchen where friends and family can gather.  The raised breakfast bar is dated and being replaced by wide expanses of counter tops on islands with ample seating. Don't forget lots of lighting.

Updated Features Attract Buyers

There are a few things most buyers look for. Soft close doors and drawers are high on the list. Stainless appliances are second only to built-in models. Quartz is the most popular counter, especially among younger buyers. Lighter granite is still in favor. Busy patterns are out. You will find rare stone and new textured finishes in luxury homes.

Kona Home Buyers Prefer

Kona buyers still favor wood kitchens, especially exotics like Sapele. or Mahogany. Ohia and Koa are nearly impossible to source now, so an older kitchen with those woods may be worth saving. White or painted cabinet finishes are still a good choice for small kitchens where natural light is sparse. Shaker style is still popular but where the wood is exotic, flat slab fronts work.
